Three Reasons Roof Repairs Shouldn’t Be Delayed

Sometimes roof repairs can prove costly and time-consuming. Many people ignore the need to repair their roofs. Some homeowners don’t even know the problem exists. It is crucial to ensure roof repairs are completed as soon as possible. It is difficult to delay roof repairs due to the nature of a roof. Repairs should be done immediately after problems are discovered.

These are just a few reasons to get repairs done quickly.

Roof repairs will be cheaper if you act quickly

The longer you wait the more problem will get worse. Any problems that arise from your roofs exposure to the elements will only get worse quickly. You will save money if you act quickly and have repairs completed immediately. Roof leaks, for example, can get worse over time. The leak may only let a few drops of water in the beginning. The leak will begin to grow after a few weeks. Water can seep into the attic, ceiling, and walls when this happens. Your walls would need to be repainted, the ceiling repaired, the attic sealed, and your roof patched. It will cost more than if you only had to repair a single roof leak. The costs will be lower the faster roof repairs are completed.

If you move out, your house will sell quicker

You should make sure that your house is in good condition if you plan to move to another state within the next few years. Well-kept homes are more appealing to potential buyers, and can be sold at a high price. A roofing contractor is recommended to take care of your roof. A roofer will ensure that your roof is in top condition by performing regular maintenance. The roof will look great when you sell your house, which will increase the home’s value.

Your insurance may cover roof repairs

There is no reason to delay roof repairs in Myrtle Beach. Your insurance provider will not like it. Roofing problems can get worse, repair costs may double, and you could lose your roof. If you notice roofing problems, it is important to immediately file a claim for the necessary repairs. Your insurance provider will cover the majority of the costs, if not all. Greg Lilly Roofing and Restoration is a reputable roofing company that can handle all your roofing problems. A reliable roofer is an important part of maintaining a roof in good condition.

When To Get Roof Repair And Replacement

After a particularly severe storm, you might be asking yourself a crucial question: Should I repair or replace my roof? When deciding whether your roof is able to withstand more severe weather conditions, or if it is time to replace it with something new, there are many things to consider. Let’s look at some details that will help you determine if you need a roofing contractor for a roof repair or replacement.

How old is your roof?

The first thing you should do is determine the age of your roof. If you had a roof replacement less than 10 years ago, and your roof has remained intact, it’s likely that you won’t have to replace it. If your roof has been protecting your home for more than two decades, it might be time to replace it.

How severe is the damage?

Do you see any missing shingles on your roof? Or is there extensive damage to the flashing? It may be cheaper to replace your entire roof depending on the extent of the damage. Local roofing contractors should be able to assess your roof and offer suggestions.

You can count on Greg Lilly Roofing & Restoration

Roof Maintenance Tips for Homeowners

It can be daunting to learn how to take care of your roof as a homeowner. You can make sure your roof lasts the expected life span of any type of roof. Regular inspections and roof maintenance can help prevent costly repairs and even replacements. These roof tips will ensure that your roof lasts for the expected time:

Give your shingles a thorough inspection every season

Each season comes with its own problems, depending on the weather patterns. Hot and humid months can cause excessive sun damage and hurricane damage. Cold winter months can bring snow storms and the possibility of leaking due to melting ice or snow. It is vital that you inspect your roofing materials and shingles every season. You should inspect your shingles for any signs of wear or damage. Also, note any missing or damaged shingles. You should inspect the integrity of your vent pipes and caulk around the flashing. Any moss or other lichen may indicate the possibility of material decay under your shingles. To prevent problems from growing, address them immediately.

Annually treat for moss, lichen, and algae

Allowing algae, moss, and lichen to grow on your roof can cause extensive damage and make it look ugly. This can happen in the shady parts of your roof during warm months. These growths can be easily removed by having your roof cleaned professionally. After your roof has dried, you can apply zinc and copper preventative products that will stop moss, algae, and lichen from growing back. These products can effectively prevent the growth of any substance on your shingles if applied every year.

Keep the gutters clean and maintained

Your gutters will protect your roof by diverting water and debris away from your roof and foundation if they are kept in good condition. Keep your gutters clear of leaves, sticks, and any other debris to ensure they do their job properly. To keep your water flowing smoothly, you should clean your gutters at least twice per year if there are no trees nearby. Cleaning your gutters quarterly is a good idea if you have trees or live in an area that experiences semi-regular storms like North Carolina.

Take leaves and other debris off your roof on a regular basis

You can protect your home and prevent it from becoming contaminated by roof debris. Even after severe storms, your gutters won’t catch all the debris and leaves that might land on your roof. It is crucial to inspect your roof regularly for debris and get rid of it as soon as possible.

Trim branches hanging near your roofline

Tree trimming near your home can help protect it from debris and impacts. Tree limbs can fly free during storms or natural disasters such as tornadoes or hurricanes, which could cause damage to your roof. If branches hang too close to your roof or appear like they could fall in a storm, trim them. To determine when your tree branches need to be trimmed, it is recommended to inspect their growth on an annual basis.

Replace the caulk around flashings

To prevent water from entering your home, flashing is placed around chimneys and vent pipes on your roof. You should inspect your roof’s flashing and replace it on an annual basis to ensure that water doesn’t leak. Check to make sure the caulk has not lifted in any places or is missing during the roof inspection. To fill in the gaps, remove the caulk and apply a bead.

Make sure your attic has good insulation

If your roof is not properly insulated, snow and ice that has accumulated during winter will begin to melt at its lowest layer. This will allow water to freeze around your shingles. An ice dam on your roof can block water from draining properly from the gutters. This melting process can quickly cause severe damage to the roof and shingles. Insulation in your attic can help prevent this from happening by keeping heat from escaping through your roof. This issue can be prevented by installing high-quality insulation such as R-49 or R-60 in your attic.

Learn the effects of sun exposure on your roof

Your roof’s condition can be affected by the sun over time. The sun’s UV rays can heat roofing materials and cause damage by heating them. However, the danger of moss, lichen, and algae growth is much greater without enough sunlight. To mitigate these factors, a roofing contractor can help you understand how sunlight affects your roof’s condition.

Rely on your trusted roofer to handle all maintenance and repairs

Only a professional can tell you if your roof should be repaired or replaced. Trusting a residential roofing contractor in Myrtle Beach is the best thing you can do for your roof. Trusting a professional to maintain your home’s roof is a wise decision. But the most important reason is for your peace of mind. Experts in roofing know how to identify and repair all types of roofing and can keep detailed records of their work. You can rest assured that no matter what kind of roof you have, professionals will be able to help you maintain it.

A lot goes into roof maintenance and DIY doesn’t cut it most of the time. It’s still best to hire a professional to keep your roof in check. Call Greg Lilly Roofing & Restoration today to make sure your roof is properly maintained all year round.

Roof Repair Tips – Asphalt Shingles

When properly installed, asphalt shingle roofs require very little maintenance. This is one of the main advantages of shingle roofing. There may be occasions when a little maintenance is required. Fortunately, asphalt shingles are easy to remove and replace in just seven steps. Although the process is simple, it is important that only licensed roofing contractors are allowed to do a roof repair or replacement.

Step 1 – Remove the target shingle seal

The first step is to remove the nails that hold the shingle to the roof deck. To reach the nails, the roof deck will need to be lifted. However, the asphalt sealant spots on the shingles may have bonded the shingle to the shingle below. This sealant bond is very strong and can be broken by placing a flat prybar under the target shingle’s edges. This sealant separation works best in cool weather as the sealant bond is easier to shear by the prybar when cool. In hotter weather, sealant will be more stubborn and gooey, making it more difficult to separate.

Step 2 – Break the adjacent seals

Once the sealant bond has been broken on the target shingle, the same bond must be broken on any overlying shingle/shingles. They can then be gently lifted to expose the nails in the target shingle. It is important to make sure that the seals surrounding the affected shingle be replaced correctly. Else, this could lead to more problems than you started. It is highly recommended that roofing tasks be done by professional roofers. DIY is good but professional roofing services is always better.

Step 3 – Take off the nails

Sometimes, the nails can be removed directly. However, prying out nails from the top of the shingle can cause damage to the shingle’s granular surfaces. It is better to lift both the nail and the shingle simultaneously. You will need to reach the bottom of the target shingle.

Step 4 – Remove any adjacent nails

After all four nails have been removed from the target, you will notice that it is still not possible to remove them. Because the nails in the shingles below it will also penetrate the target shingle’s upper edge. This is an important factor in the roof’s wind resistance.

Step 5 – Get rid of the old shingle

Once all sealant bonds have been broken, and all nails removed, the target shingle can be removed.

Step 6 – Install the new shingle

Slide the replacement shingle into place. You can then nail it in place and re-nail any shingles that have been removed previously. Roof repair in Myrtle Beach is simple in given circumstances. However, general roof repair is best left to the professionals.

Step 7 – Seal the shingles

Remember to break all shingle-to-shingle sealant bonds. The new roof shingle will likely seal adjacent shingles in the time it has enough sun warmth. However, it is best to manually seal the shingle in its place. Apply three small amounts of asphalt plastic roofing cement to the tabs of the new shingle. Spread evenly along the length of the shingle and then press the shingle down into place. Seal any shingles around that have lost their sealant bonds in the same manner. This will ensure that the roof’s wind resistance is maintained as it was before.

Replacing broken shingles can be dangerous. It’s a task reserved for professionals. Call Greg Lilly Roofing & Restoration today for reliable roofing services in Myrtle Beach.

Gutter Cleaning And Maintenance

Most homeowners don’t pay much attention to their roof until it leaks after heavy rains. Roofs last a long time if they are properly maintained and cleaned. Your roof system, like any other part of your house, requires regular maintenance and preventive steps to ensure its longevity. Roof gutters are one of the most important components of your roofing system. No matter how small the gutters may seem relative to the rest, they play a vital role. They direct water from your roof away from your house’s foundation. Gutters that are properly installed will help to preserve the structure of your home and prevent costly water damage. Water damage to the exterior walls of your home can be caused by damaged gutters or missing, broken, or clogged gutters. Overflowing gutters or water cascading from them can cause foundation damage and allow water to seep into your crawlspace. Routine inspections and maintenance of your gutters can help to prevent these problems. For more information about gutter cleaning and maintenance, read on:

What are roof gutters?

Roof gutters are horizontal metal components that you can install on your roof to drain water off the roof. They are placed so that water runs quickly down the roof. Roof gutters are drainage systems or channel that directs water away from your roof and walls.

Roof gutters can be made from a variety of materials such as aluminum, steel, and other metallic materials. For more information on the best gutter material for your area, contact a professional roofing contractor.

What are the benefits of roof gutter cleaning and maintenance?

Water will have a harder time getting down a roof if leaves and other debris are allowed to accumulate on the gutters. Because water reacts with oxygen in the atmosphere, it can cause roof surfaces to rust or erode if it collects on roofs. This can lead to roof damage and roof leaks. This can significantly reduce the roof’s lifespan.

How to clean and maintain your gutters

Gutter cleaning and repair do not require any special skills. Gutter cleaning and repair are the same basic hygiene maintenance you would do to any other area of your house. This involves cleaning out the gutter of all debris, waste, and filth.

The gutters can be cleaned with water or a handheld electric blower. To remove any accumulation, use a gutter scoop. Start with the downspouts, and then work your way to the gutters. To remove heavy buildups or clogs, you might need to power wash the gutters.

Can I clean the gutters myself?

Gutter cleaning is an easy task. Except for those with special health issues or the elderly, anyone can clean gutters.

How often is gutter cleaning and roof maintenance needed?

According to the weather and other environmental factors, gutters should be cleaned and maintained approximately twice per year. This frequency can change in areas where there is more tree cover, as animal nests and plant material may block the gutters. In the event that gutters leak, make sure to fix them immediately.

To avoid accumulation, it is best to clean your gutters every season. It is best to clean your gutters in the spring and fall, as that’s when pollen and seeds drop. These seasons are ideal for yard maintenance and work.

Here are some signs you need to clean your gutters

  • You can see the debris at the gutter edges.
  • Your gutters overflow with water
  • The sprouting of plants
  • Water does not come from the downspouts
  • Pests and animals are living in your gutters.
  • Gutter spikes damaged
  • Missing or loose downspout rivets
  • Gutter rust

Things To Know About Roofing Estimates and Quotes

When you are considering a roofing project, it is important to review several quotes and get estimates. This will help you to evaluate your budget and allow contractors to offer competitive prices. Greg Lilly Roofing and Restoration is your local provider of residential roofing services. Here are the details:

1. There are many factors that can make estimates and quotes vary.

Both terms are often used interchangeably but have distinct differences. An estimate for roofing is the approximate cost of a project by a roofing contractor. An estimate is only an estimate. The final project cost may be higher or lower than what was provided. A roofing quote (also known as a bid) is a detailed document that outlines all aspects of the project. It becomes a contract once it is signed.

2. Inspect the quote for important information.

These are the details that should be included in a quote from a local residential roofer:

  • The scope of the roofing project
  • A list of materials and accessories with a breakdown of each item’s cost
  • End and start dates
  • The labor costs include the hourly rate of workers
  • Miscellaneous costs (e.g. Permit application and construction disposal)
  • Information about project delays, changes due to weather, and unexpected roof repairs.

3. Estimates and quotes vary a lot.

There are many factors that influence the estimates. Prices for roofing products vary depending on their manufacturer. They can also increase if you choose to upgrade, such as asphalt roofs with anti-algae and metal roofs with reflective coatings. Products with longer service life and higher wind and fire resistance ratings will be more expensive.

You should also be aware that an estimate you receive may seem too good to be true. Contractors who are not careful will often offer lower prices but cut corners with substandard work and poor repairs. Disregard those who immediately offer you a lower estimate or quote.

Three reasons why it is important to obtain multiple roofing quotes and estimates

1. Find out if you really need a replacement

You can’t rely on one contractor to tell you if you need a roof repair or not. It doesn’t matter if the contractor is highly recommended or you are completely comfortable with their work, but it’s important to get another opinion.

You can find out if your roof needs to be replaced completely if you have multiple contractors inspect it. If one roofing contractor in Myrtle Beach claims you need a complete replacement, but two other contractors say you need repairs, it’s likely that you don’t really need a new roof.

2. To find the best prices and roof quality

It’s not cheap to replace your roof. It’s a good idea to get quotes from several contractors so you can compare the prices. You should compare multiple quotes and choose the one that is most affordable without sacrificing the quality of your roof replacement.

Some contractors will sacrifice quality in order to lower costs and outbid other contractors. This can cause roofs to be less durable.

3. You can find the right contractor

You can expect an honest assessment from a roofing contractor when they come to your home to inspect your roof. Be aware that some roofing contractors might try to sell you an inferior roof, even though you don’t actually need one.

You need to trust the contractor and ensure that they are looking out for your best interests. You can get an idea of each contractor who comes to your house by getting multiple quotes on your roof replacement.

Call Greg Lilly Roofing & Restoration today for a free quote on roofing services such as repair, installation, or inspection.

How To Deal With Roof Storm Damage

There’s a good chance that you have experienced some severe weather in your lifetime, no matter where you are located in the United States. Storms can cause damage to roofs and other exterior surfaces, including hailstorms, hurricanes, and hailstorms. With that said, roof storm damage is common and must be dealt with accordingly.

Types of Roof Storm Damage

Wind

Meteorologists classify hurricane-force winds as speeds of 74 mph and greater. Gale-force winds are between 39-54 miles per hour and can cause visible damage to your roof. High winds can cause shingle damage, causing the roof deck, underlayment, and waterproofing material to be exposed to the elements.

Even in less severe storms, wind gusts can cause shingles to be lifted and curled. When shingles are placed, they are intentionally overlapped to form a watertight seal. This lifting and curling could cause roof damage due to wind-driven rain.

Hail

Hailstorms are usually short-lived and last only 15 minutes. However, hailstones can cause damage to shingles granules. These granules protect your roof from sun and rain damage, getting them knocked off can cause problems. Your roof’s aesthetic appeal can be affected by hail damage.

Standing water

Poor drainage can cause standing water problems on roofs after heavy rainstorms, particularly in unlevel areas. Clogged gutters can cause rainwater to build up under your shingles. This allows water to seep into the roof deck or underlayment.

Debris

Dependent on the severity of the storm, debris could end up on your roof. This can include small branches and larger tree limbs. Large objects can damage or dent the shingle’s surface, making it vulnerable to moisture intrusion. However, lighter branches might not pose as much problem.

Get a Roof Inspection

To schedule an inspection with a professional roofing contractor and assist you in assessing the damage, contact them. Numerous roofing contractors will offer free inspections. They will be able to assess the roof for any damage.

Roof: Take a walk around your home and take note of storm damage. A view from one of the windows might allow you to see parts of your roof. You can take photos and keep a list of your notes. This could be useful later in insurance. You should document any visible signs of storm damage, including dented, torn, or curled shingles.

Gutters, Vents, & Windows: Inspect your gutters and roof accessories to make sure there are no dents. You should inspect your windows for cracks, broken glass, and loose weather stripping. Check the outside of your home for damage, such as missing fence posts or fallen tree limbs. Check for hail damage on flat surfaces like patios or decks.

Ceilings and Attic: Look out for water spots and leaks in these areas. Although your roof may appear unaffected from the outside, hail and wind can cause roof leaks that could lead to larger problems in the future. Water leaks and spots should be checked in ceilings, light fixtures, as well as your attic. To see into darkened areas, use a flashlight.

Has your roof been damaged by a storm? Don’t wait long to have it inspected. Call Greg Lilly Roofing & Restoration today to arrange a roof inspection.

What Are Your Options If You Need A New Roof?

Are you in dire need of a new roof but are unable to afford it? There are few things more stressful than finding out that you don’t have the funds to pay for a costly, complicated project. There are times when you can save money and budget for a large project. But that is not always true with a new roof.

There are many options available for paying for your roof. Even if you don’t have the money or time. Here are some steps to help you get a new roof if you don’t have the funds.

A professional inspection by a roofing company

A professional roof inspection by a trusted roofing company is a must before you begin the replacement process. Before you can find ways to pay, it is important to understand the extent of your replacement.

Take a look at the materials for your new roof

Your roof’s cost will be directly affected by the material you choose. There are many options available, but some are more expensive than others.

If you haven’t already, file an insurance claim

Your homeowners’ insurance will cover the cost of your new roof. This is the best way to save money. You have probably already done this if you are reading this article. However, if you have not yet filed a claim you might want to do so. You should read our article about how to file an insurance claim.

Get Roof Financing

Private financing is available from some roofing companies. These financing options allow you to spread the cost of your new roof over a period of months or even years. Even a costly roof can be affordable for those with tight budgets.

Apply for a Title 1 Loan for Property Improvement and Home Improvement

Federal Housing Administration (FHA) offers Title 1 loans for property improvements. These loans can be used to finance improvements or repairs to your property and home. FHA loans are essentially insurance for your loan. Lenders are taking on less risk and will work more closely with you.

These programs allow you to borrow up to $25,000 and have 20 years to repay the loan. If you choose to take out a loan of more than $7500, your financial assets will be used as collateral. If you have tried all other avenues but failed, this can be a good option.

Home Equity Loans

You’re likely to have some equity if you own your home for a long time. The lender will assess how much is left on your mortgage. They then compare this to the value of your home. A home equity loan may be available if the ratio is favorable for the lender. Although this loan type is typically low-interest, it can be risky. To repay your loan, you will need to use your assets.

Cash-Out Refinancing

You have many options if you have equity in your home. Another option is cash-out refinancing.

Cash-out refinance is essentially a refinance of your home. The cash-out refinance allows you to borrow more than you actually need to buy the house. Any excess can be used for repairs or the purchase of a roof.

If you have been in your home for a while and don’t plan to move, this can be a great option. This type of refinance plan can offer low-interest rates and a better mortgage interest rate.

Cash-out refinancing has the best advantage of not adding an additional payment, like a second mortgage and home equity loan. This is effectively buying out an existing mortgage and replacing it with a new one.

Request a Grant

There are a variety of grant options that can be used to finance a new roof in Myrtle Beach. These grants are provided by the government to low-income homeowners and retirees. Grants are available for historic properties.

The following resources will provide more information about grants available to you and your home.

  • Single Housing Loans and Grants
  • Weatherization Assistance Program
  • Preservation Directory

A grant is a great option if you are able to get one. They don’t usually have to be repaid. Grants are like free money. This makes them the best financial option if you don’t have the funds to pay for a new roof.

Request a Personal Loan

To pay for a roof replacement, you can apply for a personal loan. This is a loan that you take out from a traditional lender. Once you have been approved, the money is yours to use for the roof. You then pay your lender the money on a monthly basis.

Both short-term and long-term personal loans are available. A shorter-term loan will usually have a higher monthly payment. However, long-term loans have higher interest rates. To ensure that you are fully informed before you commit to a personal loan, do your research.

A final word on working with lenders and banks: bigger is not always better. Reach out to your bank. They are invested in the success of their local community. They might be open to working with you, even if they’ve heard nothing from large-name lenders.

Start a GoFundMe campaign

GoFundMe Campaign may be an option to raise money for your roof replacement. This is especially true for those who are recovering from an accident or illness. A GoFundMe Campaign can also be successful in fundraising for unexpected emergencies like a fire at home or flood.

We don’t recommend a GoFundMe campaign if you have an older roof that is in dire need of replacement but can’t afford to replace it. You can also try the other options we have listed in this article.

You can sell your home

You may want to sell your home if you have tried everything. This is particularly true if your roof has been damaged or is leaking. There is a high chance of additional property damage. The value of your home will decrease as the extent of the damage increases. If you wait too long, your home will sink further and deeper. Your only option is to sell your home to someone who understands the importance of replacing the roof and has the financial means.

Do not give up if you need a new roof but can’t afford it

If you don’t have the money to pay for a new roof, it can be frightening. There are many ways to get the money that you need. You just need a bit of persistence and maybe some unconventional thinking.

Call Greg Lilly Roofing & Restoration today to arrange a roof inspection. Our team is ready to help you with your roofing problems.
